If you Already Own a Lot to Build On then, your builder should ask you certain questions about your Lot and its Location
1st and most important question is:
Do you have a current survey with in 1 year
Does the survey show topography (current elevation of lot)
Does the survey show dimensions and total square footage
If the survey is not current, how old is it
What flood zone is it in, if any
Did your builder ask you
for the Actual Legal Description of your lot
Lot Location – Actual Street Address
Lot Location - Which Neighborhood it’s in, if any
Lot Location – Which County
Did your builder ask you
If he could physically go to look at your lot?
If you would meet him/her there?
If you would like him to provide you with an approximate estimate for lot preparation once he has seen it?
If you had any input or interest in the saving or removing of certain trees?
Did your builder advise you
Whether or not your lot is in a neighborhood with municipal water and sewer?
Whether or not you will need a well and what the approximate cost will be? And bring up
the discussion of a possible water treatment system and its cost factors.
Whether or not you will need a septic system, and which one of the three types of
systems will be required for your proposed size home on the lot you own, and the
approximate cost for the septic system. (there is also a onetime yearly cost for the local
government to inspect the system)
Whether or not there may be separate maintenance fees for being in a community that
pay for community entrances, un-developed lot maintenance fees, mandatory clubhouse
fees and so forth.
